The wreda’s house is a specific house for elderly people who experience an interpersonal conflict in the family. This conflict can be able to bring about mental disorders that coincide with increasing stress. World Health Organization (WHO) expressed that 15% to 55% of the world's elderly people experience such disorders. While in Indonesia, this condition achieves 8,34% to 12,5%. Thus, it is crucially required the house for staying them more comfortable mentally. However, the majority of the existing elderly house developed still does not satisfy the Indonesian's requirements in which the elderly-friendly city achievement category index had been less than the standard (75%) i.e., 48,3%. This study aims to investigate the design variables of the elderly house and its effect on mental disorders. The paper-based and computer-based survey was conducted to identify what the elderly people want for the housing development. 30 respondents have participated in this study whose age is more than 55 years old and in normal health condition. Structural Equation Model-Partial Least Square (SEM-PLS) is applied to determine the significance level of variables considered in the design. The result of this study found two valid main variables having a significant influence on the Mental Health Disorders considered that are Independent Assistance Variable (t? = 2.011) and Environmental Information Variable (t? = 2.328). Each variable contains two dimensions and several indicators. Toileting and Bathing Standards (TBS) dimension encompassing spacious restroom, sitting a closet, comfortable toilet grab bars, the door opens to the outside, toilet dry floor, comfortable shower chair, comfortable flush handle and Incontinence Avoidance (IA) dimension embodying clear guide direction. As for Purposeful Wandering (PW) dimension covering the accessible residential area, ergonomics environmental park, flexible wheelchair while Locating Individual Resident Rooms (LRR) dimension contains comfortable furniture design and clear bedroom guidance.
